  • Prices are expressed in euros.
  • After confirming the reservation, we will send you an invoice for the payment of the 50% deposit. 50% depozita .
  • After payment (it is necessary to send a copy of the payment) you will be issued a written confirmation of the reservation.
  • The remaining amount of the stay is paid upon arrival.
  • Refunds are possible in case of cancellation 90 days before arrival at the accommodation.
  • In case of cancellation of the reservation up to 90 days before arrival, the deposit in the amount of 50% is non-refundable.
  • When confirming the reservation, you accept and confirm familiarity with the general conditions of use of our accommodation.
  • Notice:
  • Upon arrival, the guest is required to pay a security deposit in the amount of EUR 300 (for the villa) in case of damage. The deposit is returned in full on the day of check-out, if no damage was found to the property. In case of damage, the deposit is not returned. If the damage is found to be greater than the amount of the security deposit, the owners have the right to demand payment of the remaining amount in cash on the spot.
  • A valid credit card as a cash deposit with photo identification can also serve as a guarantee. This guarantee will be refunded on departure once our staff have checked the villa and there has been no breakage or damage to the property during your stay.
  • Number of guests:
  • At any time, the number of persons indicated on the reservation confirmation can be accommodated on the property of the villa. The change in the number of guests must be submitted by e-mail, no later than 3 (three) days before arrival at the villa.
  • The maximum number of persons includes children, regardless of their age.
  • If more people than the maximum allowed number stay in the villa, or on the property of the villa, without the permission of the owner, the owner reserves the right to terminate the Rental Agreement, which takes effect immediately, without a notice period, and the guests are obliged within 2 (two) hours permanently leave the villa. Refunds for unused villa rental time will not be possible.
  • Use of the swimming pool and SPA area (gym, jacuzzi):
  • The guest is absolutely responsible for the use of the swimming pool, gym and jacuzzi, each use is at his own risk. Children must be under the constant supervision of adults in the pool area.
  • Pets on request:
  • The possibility of the arrival of pets, and the conditions under which their possible arrival is allowed, is agreed upon ON REQUEST. Pet owners are responsible for the hygiene and cleaning of their pets. Pets are not allowed to stay on the sleeping furniture or in the pool. Please take care of timely vaccination according to the current regulations. Keeping pets and any situations that arise are the sole responsibility of the guest.
  • Special cancellation conditions in case of the Covid 19 pandemic:
  • We approve 100% refund of paid funds for cancellation of reservations in case of travel ban.
  • Notice: in case of travel ban activation or flight cancellation for a period of up to 14 days before the guest's arrival at the accommodation, we approve a 100% refund of the funds paid.
  • 100% of the paid funds is returned to the account from which the payment was made.
  • Limitation of liability:
  • We endeavor to ensure that your booking arrangements are satisfactory, however The luxury Villa Collection, Villa DM and Villa VM, accepts no responsibility for any damage caused by injury, loss, delay, additional costs or inconvenience caused directly or indirectly by any events which are beyond our control.
  • Based on the provisions of Regulation (EU) number 2016/679 of the European Parliament and the Council of April 27, 2016. on the protection of individuals in connection with the processing of personal data and on the free movement of such data, all guests of the villa provide the villa owner with a valid identity document (identity card, passport) or Consent for the use of the necessary personal data for the purpose of guest registration. The owner of the villa may not use the personal data of the guests of the villa for other purposes.
  • The guests of the villa have the right to make a written complaint about the accommodation service provided. The written complaint is submitted to the e-mail address of the owner of the villa. The owner of the villa is obliged to respond in writing to the complaint within 15 days from the moment of receipt of the complaint. If, when taking over the villa, the guest notices defects and shortcomings in terms of cleaning or other defects in and around the Villa, he is obliged to report them to the owner verbally or in writing without delay, and at the latest within 24 hours.
  • Cancellation of the rental agreement:
  • If the guests of the villa do not comply with the rules of the House Rules and these Rental Conditions,
  • the guest of the villa does not make payment within the terms specified in these Rental Terms,
  • guests of the villa cause damage to the property of the villa or to the property of the villa through careless behavior,
  • if the guests of the villa do not comply with the instructions of the owner of the villa and do not respect the provisions of these Rental Terms and Conditions regarding the use of the pool and pool equipment and the SPA zone,
  • all guests of the villa during handover do not allow the owner of the villa to view a valid identity document (identity card, passport) due to the prescribed guest registration procedure,
  • without the special approval of the owner, more than the prescribed number of guests stays in the villa or on the property of the villa,
  • the guests of the villa have not informed the owner of the villa in advance in writing by e-mail that they are a group of guests under the age of 25,
  • most of the guests of the villa are under 25 years old and do not want to pay an additional deposit in order to insure damage to the property of the owner of the villa,
  • the guest of the villa brings pets without prior notice and approval of the owner of the villa and without proof of vaccination of the pets against rabies and other diseases in accordance with current regulations,
  • guests of the villa disturb public order and peace or disobey the warnings of the owner of the villa for disturbing public order and peace,
  • guests smoke inside the villa,
  • "force majeure" occurs, which as such cannot be foreseen in these Rental Terms.
  • Check-in is possible from 3:00 p.m. to 10:00 p.m. on the day of arrival.
  • Check-out from 7:00 a.m. to 10:00 a.m. on the day of departure.
  • We always try to allow our guests to check in earlier, especially if they are traveling with small children. All details about early/late check-in and check-out must be agreed later.
  • Persons who are not our guests may not stay in the accommodation without the host's permission.
  • The guest is responsible for personal belongings and valuables left in the accommodation, and the host is not responsible for their subsequent loss.
  • Please handle the items in the accommodation with care. The guest is obliged to compensate for the damage caused in the facility.
  • We kindly ask you to make sure that you do not leave the air conditioner on when you are not in the accommodation and do not use it with the windows and doors open.
  • When leaving, be sure to lock the doors and windows, turn off the lights and all electrical devices (TV, air conditioner, stove, etc.) and close the taps.
  • In exceptional circumstances and in the absence of guests, the host has the right to enter the facility in order to prevent the occurrence of possible damage or danger. The host is obliged to inform the guest about entering the facility at the first subsequent contact.
  • The pool is equipped with an automatic device for filtering and heating water. Pool maintenance is the host's responsibility and will be done once or twice a week.
  • It is forbidden to defecate in the pool.
  • It is forbidden to destroy equipment and furniture, make a mess and disturb others. In this case, the service may be terminated at any time.
  • The use of equipment and devices that are not an integral part of the facility's offer may only be used with the host's consent.
  • Bringing animals is allowed only with the host's consent.
  • In case of missing or damaged installations, furniture, devices or equipment of the object, the guest is obliged to inform the host about this, and the host is obliged to eliminate the defects as soon as possible.
  • It is forbidden to remove devices and equipment (loungers, towels, blankets, etc.) from the facility.
  • Upon arrival, hand over your identity card or passport to the host, in order to register your guests at the Tourist Office.
  • Upon departure, you are obliged to leave the accommodation unit tidy and without content that does not belong to it, and the kitchen and dishes clean.
